Dear Prospect Tenant(s),

Thank you for considering our rental listing.  We strive to offer the best possible rental homes and we look for great renters that take pride in the home that they live!

STEP 1:  Complete the online Rental application form Lease_Seal

STEP 2:  Application fee is $45.00 per applicant.  Please deposit the application fee at any CHASE bank branch to KIRANS & ASSOCIATES REALTY  (CHASE bank – A/C # to be mentioned soon).  Unless this fee is deposited, the application is not deemed complete for review.  If co-signer is needed, we require a completed rental application and additional credit processing fee from co-signer of $45.  Please note we cannot approve any application without THE APPLICATION FEE.  Note that the APPLICATION FEE IS NON REFUNDABLE, since it is used to do background or credit check, and/or check references.

STEP 3: e-mailto:, the following:

  1. Copy of Applicants current drivers license.
  2. Proof of income:  Current paycheck stub as proof of income OR P&L statement for self-employed.  For unemployed, need source of funds proof for the rental payment
  3. We will contact prior landlords and references. Please make sure a valid phone number is provided.
  4. If Self Employed, bank statement of last 3 Months.

We will further evaluate the Rental Application by obtaining a copy of the applicants/co-applicants credit report.  We will contact the applicant’s employer to verify employment and income.  Our requirement is that the verifiable monthly income be at least 3 times that of the monthly rent. In addition, we will look at the amount of total debt as reported in the credit report and the rental application. Our goal is not to exceed a 75% debt income ratio.

Please note that if the applicant has extenuating circumstances we will gladly take them into consideration.
